PLEASE READ THESE TERMS & CONDITIONS CAREFULLY. WHEN YOU CONFIRM A BOOKING YOU ARE ENTERING INTO A LEGALLY BINDING CONTRACT THE TERMS OF WHICH ARE SET OUT IN THESE CONDITIONS.
The name ‘the owners’ refers to the proprietors and their representatives. ‘You’ sign the booking form on behalf of yourself and all members of your party including any subsequent substitutions or additions to it that are agreed in writing.
The name ‘the property’ refers to all internal and external structures, interior and exterior furnishings and fittings, the swimming pool and the garden.
The rental period will start at 4:00 pm on the first day and ends at 10:00 am on the final day. The maximum number of adults and children occupying the property is limited to eight people as stated on the booking form. In addition only 1 infant under 2 years of age is permissible and a cot and high chair will be provided, although bed linen for the cot is not provided. Only persons named on the booking form unless otherwise agreed in writing may occupy the property. Subletting or assignment is not permitted. You will advise the owners of your flight details at least 7 days prior to the commencement of the rental period.
The owners may reserve requested rental dates for a period of 3 days in order that you may return the completed booking form and pay the deposit.
A deposit of 25% of the rental price together with the booking form must be received within five days of the reservation. No contract exists until the owners have received the full deposit and a signed booking form and the owners have confirmed your booking in writing. The owners reserve the right to refuse a booking without giving any reason.
The balance of 75% must be paid at least 8 weeks prior to departure (the due date) along with the damage / breakage deposit of £500.00. If the balance and damage / breakage deposit is not paid by the due date the owners reserve the right to cancel the booking and retain the full deposit.
You are required to take out travel insurance that specifically includes cover in the event of cancellation. If you have to cancel the booking once the contract exists you will still be liable for the full cost as stated on the booking form even if you have not paid the balance.
You are responsible for the property and are expected to take all reasonable care and you are responsible for leaving the property in the same state of repair as on commencement of the rental period. You will not smoke in the house or bring animals or pets into the house. You shall be liable for any damage, breakage or excessive cleaning deemed necessary. Any damage, breakage or excessive cleaning deemed necessary will be deducted from the damage / breakage deposit refund. The amount of damage, breakage, excessive cleaning necessary is not limited to the amount of the damage / breakage deposit and you agree to pay any additional amount over and above the damage / breakage deposit in order to compensate losses and costs incurred.
Owing to the nature of the original plot, the house and gardens are built on split levels with hard steps both internally and externally. In addition, the interior doorways are too narrow for wheelchair users so you agree that you will not use wheelchairs of any kind inside of the house.
The owners will not be liable for any loss by theft or for any loss, damage, expense, inconvenience or injury suffered by you during your stay at the property caused by defects in structure, plumbing, electrical systems or water systems or failures in the supply of utilities. The owners will maintain the property to a high standard.
Should you have any complaint about the property during your stay you must immediately inform the local representative and if the problem is not resolved contact the owners.
In the event of “Force Majeure” and the property is not available for the rental period the owners shall not be deemed to be in breach of contract but shall refund in full to you all monies paid to the owners by you. The owners shall not be liable for any other claim for loss or damage by you.
No variation to these conditions will apply unless agreed in writing and any disputes will be governed by the law of England and Wales.
